A resin coating system made for your garage slab

A garage floor coating is a multi-layer resin system installed over properly prepared concrete. Depending on the system, it combines a base coat, decorative flakes or color, and a top coat. The result is a cleaner, more durable and easier-to-maintain garage floor than bare concrete.

It's a fit for Orlando-area homeowners who park in the garage every day, use it as a workshop, or simply want a finished space instead of stained, dusty concrete. The right system depends on your slab, how the space is used and the look you want — that's what we sort out with you on the phone and before we quote.

Typical garages we plan for: one-, two- or three-car layouts; a home gym, a crafting table or a tucked-away office nook; bikes, shelving, a golf cart, a spare fridge or chest freezer, mowers, kayaks, surfboards, fishing rods, a boat on its trailer and holiday decorations along the walls; and the occasional collector's showroom.

How we install your garage floor

Surface preparation is the hardest and slowest part of the job — and it's what decides whether a coating holds. We don't skip steps.

  1. Evaluate the slab. We look at the condition of your concrete and how you use the garage before recommending a system, with moisture testing when needed.
  2. Mechanically grind the concrete. A floor grinder opens up the surface so the coating can bond.
  3. Remove all the dust. We vacuum the entire area, then go over it with a blower so no dust is left behind.
  4. Wipe it down — no water. The slab is cleaned with alcohol, never water. If a hand run across the floor picks up dust, it isn't ready yet.
  5. Apply the base coat. The two-part resin is mixed on site and applied.
  6. Broadcast flakes (flake systems only) — partial or full coverage.
  7. Scrape, vacuum and blow again. Excess flake is scraped off and the floor is cleaned a second time.
  8. Apply the top coat. A polyaspartic top coat on flake, solid color and quartz floors; metallic floors get a dedicated finish coat of their own.
  9. Clean up. We bag and haul away the job debris and leave the space clean — nothing left for you to do.

Before we arrive: please clear the garage of vehicles and belongings. The floor needs to be completely empty for us to work.

*Most areas up to about 500–600 sq ft are installed in one day; metallic systems take about 3 days.

Most of our garage installations are completed in a single day. Installation day, though, isn't move-in day. Plan the days after it like this:

  • First 72 hours: no foot traffic unless we authorize it.
  • After 72 hours: light foot traffic.
  • After 5 days: vehicles and heavy loads.
  • After 7 days: full cure.

Following this schedule protects your floor and your warranty. We'll confirm the dates for your project when we quote.

Published pricing

Garage systems run $5–7/sq ft (Essential), $7–10/sq ft (Signature) and $10–15+/sq ft (Black Label custom designs). Project minimum: $900.

What changes your price: slab condition, repairs, moisture, the surface preparation required, project size, the finish you choose and design complexity.

Backed by a written warranty

Every installation is backed by a written warranty covering delamination, loss of adhesion and installation-related failures, when the floor is used and maintained according to our use and care guidelines. Full warranty terms come with your estimate.

Garage floor coating FAQ

Most of our garage installations are completed in one day. Metallic floors take longer. Remember that installation day isn't move-in day — see the schedule above.

With full flake, decorative flakes cover the entire floor so the base color doesn't show, and the surface is more slip-resistant. With a partial flake broadcast, the base color shows through and the texture is lighter. They're different systems with different prices.

Usually both: an epoxy base where the system calls for it, finished with a polyaspartic top coat. Which system goes on top of that depends on your slab, how you use the garage and the finish you want. See our polyaspartic page, or call and we'll talk it through.

Full flake and quartz systems leave a textured surface that is more slip-resistant than a smooth finish.

Under our written warranty, normal heat generated by vehicles and tires during regular use does not affect coverage.
